We propose optimal strategies for increasing asset value, carefully assessing investment effectiveness to determine the renovation plan that would most efficiently enhance a property's asset value.

Disposition

Exit strategies are essential in delivering the finishing touch to fund management services. For every customer, we are able to offer the optimum and timely exit strategy-sale or refinancing-tailored to each customer's investment purposes.

We plan the optimal exit strategy in light of the state of each fund and of the real estate investment environment, and advise investors drawing on our accumulated track record and experience of managing many funds.

2. Sales strategies

To date, we have engaged in various investment property transactions with institutional investors such as life insurance companies, banks, pension funds, and foreign state-owned investment institutions, as well as through networks with many other asset management companies. We will continue to further expand these networks in an effort to find buyers that meet investor's requirements.

3. Refinancing strategies

We strive to enhance the performance of client investments through debt arrangement at terms that are optimal for the state of each fund. This will be achieved by leveraging the network we have built with numerous Japanese and overseas financial institutions and our long record of obtaining non-recourse loans.
